This townhouse (TH) is located in a 450-home (more or less) residential neighborhood called The Farm at Brunswick developed by D.R. Horton Homebuilders. This subdivision is located a few miles north of the NC/SC state line, and most buyers in this S/D are retirees. Of the 450 homes, currently about 68 are THs in the Orchards section (like the subject); 58 are THs with 2-car garages in the Glens section (price range $150K to $170K), and the rest are single family detached ($165K to $285K, more or less).
The S/D has a pool, fitness center, and residence club.
We could find no recent 3-BR sales of THs in the Orchards section. We found four in the Glens section where historically the Glens THs have commanded about $40K more because (a) they have 2-car garages, (b) they have brick facades, and (c) almost all the living space is on the ground floor. The sales below range in price from $150K to $170K with an average price of $161K. But they are about $40K superior to the subject. Thus, we believe this indicates a typical 3-BR in the subject TH section should have a market price of around $121K. The subject and sales shown below were all built in 2006.
