Clearly, over the last year, single family prices have remained stable for properties priced under $450K.
 
As illustrated below, median prices of $450K+ single-family properties have fluctuated.

  • In the prior 6- to 12-month period, the median price was $606K
  • In the prior 4 to 6 months, it increased to $691K
  • In the most recent 3-month period, the median price was $550K.

 
The over-$450K price range has fewer sales, and thus the data can be more easily skewed by extraordinarily high-priced sales (such as $1 million+ sales).
 

Condos:

 
Overall, less stability, but the $150K to $300K price range has improved slightly.
