Myrtle BEACH, SC – Are you ready to hear about some good real estate news? Good things are happening. Here are some examples that crossed our desks in the last month:
-Sea Cloisters I in Surfside Beach – unit #105A – MLS listing #809754 – listed 4/12/08 for $319,900. Five bidders drove contract price to $372,000 (16% higher than list price). Only 32 days on market. Closed 5/13/08.
- North Beach Plantation – in the last two weeks, a one-bedroom unit went under contract for $529,900 (pre-construction, completion is scheduled for year-end 2008 or early 2009).
- Gleneagles II at Legends – unit #4498A – MLS listing #810438 – listed 4/21/08 for $304,900. Contracted 6/2/08, 62 days later, for $285,000 representing 93% of list price. Closed 6/30/08.
- Shadow Moss Place – Unit #73 – MLS listing #808614 – listed 4/1/08 for $179,900. Contracted 5/8/08, 38 days later, for $170,000 representing 94% of list price. Closed 6/18/08.
- Creekhaven at Prince Creek – single family property (still pending, so we cannot disclose address). Went under contract at 96% of list price after only 27 days on market. $325,000 to $375,000 price range.
- Linda Lakes Subdivision – single family property – MLS listing #807725 – listed 3/20/08 for $169,900. Contracted 4/14/08, 25 days later, for $159,000 representing 94% of list price. Closed 5/27/08.
- Rural property in Green Sea – single family property (still pending, so we cannot disclose address). Was listed in the low $100Ks. A bidding war ensued among three prospective buyers, and the property went under contract for 9% more than list price.
